Job Description

Compensation: Starting at $100,000 per year

The Director of Engineering & Maintenance / Chief Engineer is a  hands-on position, responsible for the operation, repair and maintenance of all buildings, as well as machinery and equipment at both properties. This position is responsible for all aspects of the Engineering department to include the proper operation, maintenance and repair of all HVAC, refrigeration, plumbing, electrical, irrigation, life safety, electrical and mechanical equipment/systems. Manage, coordinate and monitor all guest rooms and public spaces, and equipment to ensure the reliability, safety, and comfort of all staff and guests. Supervise, train and manage all Engineering staff.

Full-time, Salaried Compensation - $100K+ based on relevant education and experience. Only applicants that meet the requirements within this job description will be contacted.

Responsibilities

Managing Property Operations and Engineering Budgets

  • Supervises Engineering
  • Assists in managing the physical plant including equipment, refrigeration, HVAC, plumbing, water treatment, electrical and life safety systems.
  • Maintains and operates equipment at optimum effectiveness, efficiency and safety.
  • Establishes and manages an effective rooms maintenance program.
  • Ensures compliance with all Engineering departmental policies, standards and procedures.
  • Manages department's controllable expenses to achieve or exceed budgeted goals.
  • Select and order or purchase new equipment, supplies, and furnishings.
  • Inspect and evaluate the physical condition of facilities in order to determine the type of work required.
  • Recommend or arrange for additional services such as painting, repair work, renovations, and the replacement of furnishings and equipment.
  • Supervises the day-to-day operations of Engineering.

Maintaining Property Standards

  • Maintains accurate logs and records as required.
  • Assists in effectively planning, scheduling and evaluating preventative maintenance programs.

Providing Exceptional Customer Service

  • Handles guest problems and complaints effectively.
  • Empowers employees to provide excellent customer service.
  • Displays leadership in guest hospitality by exemplifying excellent customer service and creating a positive atmosphere for guest relations.

Managing Profitability

  • Helps establish priorities for total property maintenance needs.
  • Ensures on-going communication occurs in all areas of responsibility to create awareness of business objectives, awareness of expectations and recognition of exemplary performance.

Managing and Conducting Human Resources Activities

  • Celebrates successes and publicly recognizes the contributions of team members.
  • Establishes and maintains open, collaborative relationships with employees.
  • Ensures employees are treated fairly and equitably.
  • Strives to improve service performance.
  • Provides feedback to employees based on observation of service behaviors.
  • Supervises employee's ability to execute departmental and property emergency procedures.

  • Helps ensure regulatory compliance to facility regulations and safety standards.
  • Ensures disciplinary procedures and documentation are completed according to Standard and Local Operating Procedures (SOPs and LSOPs) and support the Peer Review Process. 
  • Ensures property policies are administered fairly and consistently.
Skills & Qualifications

REQUIREMENTS:

  • Excellent English verbal, written, and interpersonal communication skills.
  • Must be computer proficient and comfortable with all administrative responsibilities.
  • Must work with a sense of urgency, completing all tasks and projects within established deadlines.
  • Must be able to prioritize competing priorities.
  • 3+ years of experience in building maintenance management.
  • Preferred, 2-year degree  from an accredited university in Building and Construction, Engineering, Mechanics, or related major and 2 years’ experience in the engineering and maintenance or related professional area
  • Knowledge of all technical aspects of engineering/maintenance (i.e. mechanical, electrical, plumbing and HVAC).
  • Experience in computer generated work order system,  HotSOS hands-on system management preferred.
  • Excellent verbal and written communication skills.
  • Able to reach blueprints, schematics and compute mathematical calculations.
  • Experience in upscale resorts.
  • Should be highly organized and able to handle several priorities at one time
  • Must be able to motivate, lead team and promote positive relationships Manages all engineering/maintenance operations, including maintaining the building, grounds and physical plant with particular attention towards safety, security and asset protection. Accountable for managing the budget, capital expenditure projects, preventative maintenance and energy conservation. Responsible for maintaining regulatory requirements. Leads the emergency response team for all facility issues.
  • Must be able to work a flexible schedule and available on-call for emergencies.

PHYSICAL REQUIREMENTS:

  • 25% Administrative desk work / 75% Hands-on, in-the-field work
  • Hearing and visual ability to observe and detect signs of emergency situations.
  • Ability to climb stairs, bend, reach above shoulders, kneel, twist, and grip items.
  • Must be able to stand and walk for extended periods of time.
  • Must be able to respond to visual and auditory cues (telephone, radio)
  • Ability to push and/or pull equipment weighing up to 150 lbs.
  • Ability to lift and carry objects weighing an average of 25-50 pounds.
  • Ability to extend arms overhead to perform various technical tasks, and work in confined spaces, under varying temperature extremes.
