Heritage Real Estate Company is seeking a full-time Sales & Marketing Manager who thrives in a fast-paced, results-driven environment and has a passion for connecting people, building community, and driving growth. This role blends strategic sales with creative marketing, digital communications, and community engagement to increase occupancy, elevate brand visibility, and foster long-term client relationships.
Full-time Salary Exempt position starting at $55k DOE plus benefits. Located in Albuquerque, NM. Working out of our Heritage Ascent Corporate Office. Bonus Potential: Up to $20k

Position Purpose:
This is a sales-first marketing role with a heavy focus on cold calling, lead generation, and business development, supported by social media strategy, content creation, email campaigns, and events. This role will own the outreach process, generate leads, convert tours into clients, and implement integrated marketing efforts that bring visibility to Heritage Ascent and its members. This is an exciting opportunity for someone who is equal parts sales closer, content creator, community builder, and brand ambassador. The Sales & Marketing Manager will also serve as a partner to the Office Administrator, supporting operational tasks and client needs as required.

Key Responsibilities:

Sales, Lead Generation & Business Development

  • Responsible for outbound sales outreach, including cold calling, email prospecting, LinkedIn messaging, and in-person visits to generate new leads.
  • Maintain and organize a structured pipeline of prospects using tracking documents or tools in place.
  • Conduct property tours for prospective clients and use a consultative approach to close deals and increase occupancy.
  • Follow up regularly with leads and prior contacts to move opportunities forward.
  • Identify and secure local business development opportunities through partnerships with brokers, realtors, corporate clients, and community organizations.
  • Attend and represent Heritage Ascent at networking events, chamber meetings, and other local gatherings to build awareness and generate leads.
  • Collaborate with Heritage Real Estate Company (HREC) team to create and implement new incentives, promotions, and occupancy strategies.
  • Achieve or exceed monthly occupancy.

Marketing, Social Media & Digital Strategy

  • Lead day-to-day social media management for Instagram, Facebook, and LinkedIn - building brand awareness, community engagement, and lead generation.
  • Create and manage a social content calendar aligned with occupancy goals and community messaging.
  • Capture and publish engaging content including graphics, videos, Reels, and Stories.
  • Monitor performance metrics and trends, optimizing content strategy for growth and engagement.
  • Ensure online listings and platform information (hours, contact details, photos) remain accurate and up to date

Email Marketing & Communication

  • Design and send email campaigns promoting space availability, events, member news, and community updates.
  • Maintain and segment email lists for targeted communication.
  • Set up email follow-up sequences to help nurture leads through the sales process.
  • Support internal client communication through newsletters and timely announcements.

Community Engagement & Events

  • Plan, coordinate, and execute monthly events such as open houses, networking mixers, and member appreciation activities.
  • Build partnerships with local businesses, vendors, and sponsors to enhance events and community involvement.
  • Leverage events to generate leads and increase visibility for Heritage Ascent.
  • Promote events across all channels and track performance.

Public Relations & Branding

  • Write and distribute press releases for major announcements and events in coordination with HREC's leadership.
  • Engage with local media outlets and influencers to build visibility.
  • Ensure consistent and on-brand messaging across all digital and print materials, signage, and touchpoints.

Cross-Functional Support & Operations

  • Provide backup coverage and support for the Heritage Ascent Office Administrator, including front desk duties, member support, and operational tasks during absences or peak times.
  • Collaborate with property management on community initiatives, client onboarding, and special projects to ensure an exceptional experience for all members.

Administrative & Reporting

  • Track sales, marketing, and outreach activity using spreadsheets or basic tracking tools.
  • Monitor budget use for digital ads, event expenses, and promotional campaigns.
  • Prepare and share performance updates (leads, conversions, event ROI, email engagement, etc.).
  • Create and generate license agreements for new clients.
  • Update and maintain rent rolls and floor plans to reflect current availability.
  • Assist with general administrative support related to sales and marketing operations.

Requirements:
  • Bachelor's degree in Marketing, Communications, Business, or a related field (or equivalent experience).
  • 1-3 years of experience in sales, marketing, or community development - preferably in coworking, real estate, retail, or hospitality.
  • Proven success in cold calling, lead generation, and closing deals.
  • Strong understanding of social media strategy, content creation, and brand storytelling.
  • Proficiency with tools like Canva, Constant Contact, Meta Business Suite, Microsoft Office Suite, Office Hub and basic tracking tools (Google Sheets, Excel, etc.); graphic design experience is a plus.
  • Excellent communication skills.
  • Creative, organized, and self-motivated with strong follow-through.
  • Flexible availability for occasional evening or weekend events.
