Position Overview:
The Vice President of Property Management is a senior executive responsible for overseeing all property management operations within the assigned regions/properties. This role requires a dynamic leader with a comprehensive understanding of property management and a strong ability to lead a diverse team. The Vice President works closely with the COO, CEO representing the organization and promoting its vision and objectives.
Key Responsibilities:
1. Leadership & Oversight:
- Directly oversee the Property Management Division, ensuring efficient and effective operations.
- Supervise Division staff, including Regional Managers, Community Managers, and Maintenance personnel.
- Implement and monitor departmental policies, procedures, and best practices.
- Implement and monitor company policies, culture and procedures.
2. Operational Management:
- Oversees the day-to-day Property Management operations of all managed properties, including but not limited to, applicant processing, leasing, resident relations, vendors, maintenance, janitorial, rent collection, contracts, collections, security deposits, move-in/move-out, transfers, Fair Housing, policies, procedures, procurement, inventory control, evictions, monitoring overall financial performance, regulatory compliance, reporting, etc.
- Ensure compliance with Fair Housing regulations, financial performance standards, and regulatory requirements.
- Monitor and enhance overall property performance, including financial and operational metrics.
3. Strategic Planning:
- Develop and execute strategic and operational plans for property management.
- Prepare and update Property Management contracts, plans, and marketing strategies.
- Participate in Annual Operating Plan and Long-Range Facilities Plans.
- Prepares, updates, and participates in the preparation and implementation of all strategic and operating plans concerning the management of all VEST Residential's managed properties. This includes preparing and updating all Property Management contracts, Property Management Plans, Tenant Selection Plans, and Affirmative Marketing Plans. This includes participating in all Annual Operating Plan and Long-Range Facilities Plans.
Provides monthly operating reports and analysis upon the status, condition, operations, and direction of VEST Residentials managed properties, including the Division’s staff and activities. Prepares and assists in the preparation of certain regulatory reports, disclosures, audits, and financial statements, as required.
4. Financial Oversight:
- Oversee the preparation and management of operating budgets and financial forecasts.
- Analyze and report on budget variances and other financial changes.
- Provide regular financial reports and assist with regulatory reporting and audits.
- Ensure all company savings/rebate programs are in place and being executed across entire portfolio
- Work with CEO to continue savings across the company
5. Staff Development:
- Create and implement training programs for Division staff with Training and Development.
- Ensure staff are knowledgeable in all relevant aspects of property management, including Fair Housing, safety, and regulatory compliance.
6. Community Engagement:
- Represent the organization in community and stakeholder engagements.
- Act as the liaison for the Property & Asset Management Committee and engage in community activities to promote the organization’s mission and goals.
7. Safety & Compliance:
- Ensure all safety and property standards are met and up to date
- Ensure compliance with industry guidelines and best practices.
8. Growth and Company Health:
- Complete new property and/or portfolio budgets, proformas, pitches
- Present new market trends to owners and investors
- foresight and correction actions for change in market conditions
- Attend functions and prospect for new clients
8. Additional Duties:
- Undertake other responsibilities and projects as assigned by the COO or CEO
- Contribute to the development and implementation of the company’s strategic plan and departmental goals.
Qualifications:
Education & Experience:
- Bachelor’s degree in Real Estate, Finance, Accounting, Business, or a related field.
- Minimum of ten years of experience in property management,
- At least five years of management experience in a supervisory role.
-Skills & Competencies:
- Excellent communication skills, both verbal and written.
- Proficiency in Microsoft Office (Word, Excel, PowerPoint, Outlook) and property management software (e.g., Yardi).
- Strong leadership and team management abilities.
- Solid understanding of financial statements and budget management.
- Ability to handle complex problems and make data-driven decisions.
- Knowledge of Fair Housing laws, tax credits, Section 8, and affordable housing financing.

Physical Demands & Work Environment:
- Regularly required to sit, use hands, talk, and hear. Occasionally required to stand, walk, and lift up to 40 pounds.
- Moderate to high stress work environment with occasional need to work nights and weekends.
