What you’ll be doing:

We are seeking a data-driven Real Estate Analyst with strong GIS skills to support our retail expansion strategy. In this role, you will analyze market conditions, identify high-potential retail locations, and leverage spatial data to guide site selection decisions. You’ll play a critical part in driving the company’s growth by helping select locations that align with consumer demand, foot traffic patterns, and competitive landscapes.

  • Use GIS tools (e.g., ArcGIS, ESRI Business Analyst, QGIS) to perform trade area analysis, demographic profiling, drive-time studies, and mapping of competitor footprints.
  • Analyze consumer behavior, foot traffic, psychographics, and socioeconomic trends to support retail site selection.
  • Proficiency researching zoning codes
  • Collaborate with real estate, leasing, and development teams to evaluate new retail sites and relocation opportunities.
  • Build and maintain interactive maps, dashboards, and presentations to visualize and communicate spatial data insights.
  • Conduct market research on shopping center performance, retail corridor trends, and population growth.
  • Develop and maintain financial models (pro forma, DCF, IRR) to evaluate retail lease economics and investment returns.
  • Support real estate committee packages with compelling data visualizations and site recommendations.
  • Monitor and report on competitive activity, retail performance benchmarks, and market saturation.

What you’ll bring to the team:

  • Bachelor’s degree in Geography, GIS, Real Estate, Urban Planning, Business, or related field. Master’s or GIS certification preferred.
  • 2+ years of experience in retail real estate analysis, location intelligence, or market planning.
  • Proficiency with GIS software (ArcGIS, QGIS, ESRI Business Analyst), spatial databases, and mapping tools.
  • Strong knowledge of demographic data sources (e.g., U.S. Census, Experian, Claritas, Placer.ai).
  • Advanced Excel skills; experience with financial modeling and data analysis.
  • Experience with location-based analytics and retail KPIs (sales per sq. ft., co-tenancy, occupancy costs).
  • Strong presentation and communication skills, with the ability to turn data into actionable insights.

Preferred Skills:

  • Experience in retail site selection, franchise development, or tenant representation.
  • Familiarity with data visualization platforms (Power BI, Tableau) or GIS web applications.
  • Working knowledge of SQL, Python, or R for data automation and analysis.
  • Understanding of lease structures, LOIs, and site acquisition processes.
